1.  Booking

A booking is confirmed only when we have sent you written confirmation either by email or post. Our Supercontrol on-line booking system is actually an on-line reservation system which alerts us by email once a reservation has been made.  Our response to the email will request payment and once that has been received and cleared, an email will confirm the booking. 

Once we have confirmed your booking you may occupy the cottage during the Holiday Period for the purpose of a holiday.  The booking does not create any relationship of landlord and tenant between us.   

You are not entitled to any tenancy or assured shorthold tenancy agreement, or to any statutory protection under the Housing Act 1988, or to any other statutory security of tenure at any time.

The booking is personal to you.  You must not use the Cottage except for the purpose of a holiday by you and your group during the Holiday Period and not for any other purpose.

2.  Arrival and Departure

The cottage will be ready from 3pm on the Arrival Day.  Please let us know your arrival time.   

You must vacate the property by 10am on the Departure Day. 

3.  Payment 

We ask for a 1/3 deposit to confirm a Booking with the balance due 60 days prior.  Bookings within the 60 day period can be confirmed with payment of the full amount.  We accept UK sterling cheques, bank transfers, and  credit cards (Mastercard and  Visa).  

4.  Security Deposit 

We ask for a separate refundable £200 security deposit payable with the balance.   

5.  Number of Guests 

No more than our maximum number of 8 guests may occupy the cottage, not including babes in arms. 

6.  Babies and Children 

Babies and children are welcome and a cot and highchair are available on request.  The cot has a mattress but bedding is not provided.  Use of the Playhouse in the garden is at parents discretion and children must be supervised. 

7.  Bikes 

The garage provides secure storage for bikes.  Guests remain responsible for their bikes while in storage.  

8.  Catering Service 

We advertise a home catering service but the proprietor is totally independent.  Any dealings with the service are a matter for you and the proprietor alone and we hold no responsibility for the service provided. 

9.  All-inclusive Price

Our all-inclusive price includes the rent for the Holiday Period, bed linen and towels, and heating and lighting.  There are no additional charges unless by agreement. 

In addition we provide soaps and shampoo in the bathrooms, and in the kitchen some tea, coffee, sugar, salt, pepper, oil, and herbs, but these cannot be guaranteed and it is advisable to bring your own.

10.  Cancellation.  

We have no set cancellation policy.  We have no wish to profit unduly from those forced to cancel for genuine reasons, and our aim is to refund deposits when cancellation takes place in good time and gives us a reasonable chance of a re-let.  Cancellation nearer the due date, once the balance payment has been made, will be addressed on an individual basis, but the above principle will still apply.  

11.  Safety and Security 

All doors to the cottage have keys and you are responsible for the security of your belongings while you are there.  You are also responsible for the safety of yourself and your party, and for ensuring that the property is not damaged or destroyed.

We regret no pets and no smoking in the house at any time.
